Modern Custom Home Builder in NJ

Licensed in New Jersey: NJ HIC #13VH10907000 | NJ New Home Builder Reg #51766 | Fully bonded and insured | 40+ years on the Jersey Shore

Gambrick Construction is a modern custom home builder based in Point Pleasant, NJ. We’re a fully licensed New Jersey home builder and general contractor. Our core service area is the coastal region of Ocean and Monmouth County. We also take on select large-scale custom home projects statewide, including Bergen, Essex, Mercer, and Hunterdon Counties.

We design and build ground-up custom new homes, knock-down rebuilds, full-scale renovations, and complex structural additions. Our work covers modern, contemporary, and transitional architectural styles. As a true Design-Build firm, we manage architecture, engineering, permits, framing, systems, and finishes in-house. You sign one contract and have one point of contact from first sketch to final walkthrough.

Modern architecture demands more than aesthetic skill. Flat roofs, floor-to-ceiling glass, exposed steel, and clean-lined cantilevers require advanced structural engineering. Most general contractors are not equipped to handle it. We are. Our team engineers concealed steel moment frames, helical pile foundations, and high-performance window walls. We build them to perform in coastal V-Zones, severe wind zones, and inland sites alike.

We also integrate high-performance building science and smart home technology into every project. Standard pre-wiring includes Lutron lighting, Sonos audio, Ring or UniFi security, and Tesla EV charger circuits. We construct ultra-efficient homes engineered to meet Passive House and DOE Zero Energy Ready certifications. Envelopes, mechanical systems, and low-voltage wiring are integrated from the framing stage forward.

What It Takes to Build a Modern Home in NJ

Modern architecture demands more than aesthetic skill. Flat and low-slope roofs don’t shed wind and water the way pitched roofs do. Floor-to-ceiling glass walls have to resist real wind loads without flexing. Cantilevered decks and second-story overhangs need engineered support that conventional framing cannot provide. Most general contractors aren’t equipped for this work. We are.

  • Heavy Structural Framing: Our modern homes are framed with heavy structural steel and Simpson Strong-Tie connectors to support long window walls and open floor plans without bulky interior columns. We pour structural concrete interior elements, exposed walls, stairs, and cantilevered slabs, for both architectural effect and structural rigidity.
  • Site-Specific Foundations: We install deep-driven helical pilings or treated timber pilings in coastal V-Zones, engineered concrete footings in A-Zones, and conventional concrete spread footings or full basements on inland lots. Every foundation is designed to FEMA Base Flood Elevation requirements and Exposure D wind loads, the NJ building code’s most severe category.
  • High-Performance Envelopes: Modern homes have more glass and less roof overhang than traditional homes, making the building envelope critical, especially on the Shore where wind-driven heat loss and salt exposure are extreme. Standard assemblies include continuous exterior insulation, closed-cell spray foam, Rockwool mineral wool batts, thermal-break detailing, and high-spec dual or triple-pane glazing. Balanced HRV or ERV ventilation is sized precisely to the home.
  • Marine-Grade Exteriors: We install James Hardie fiber cement, AZEK PVC trim, white cedar, or composite siding, paired with standing-seam metal roofing rated to withstand sustained hurricane winds over 120 mph. Every exposed fastener is Type 316 stainless steel.
  • Smart Home & Efficiency Integration: We pre-wire low-voltage systems during framing, not after. Standard packages include Lutron lighting, Sonos audio, Ring or UniFi security, and Tesla EV charger circuits. We build ultra-efficient homes engineered to meet rigorous Passive House and DOE Zero Energy standards.

Modern Home Design & Living Features

The hallmark of modern home design is the seamless transition between interior and exterior. Because our structural steel framing eliminates load-bearing interior walls, we build open-concept floor plans that flow into your outdoor living spaces. Many of our modern homes feature vaulted ceilings with exposed white oak beams and continuous white oak flooring throughout the main level.

Executing a minimalist interior actually requires a higher level of craftsmanship than traditional construction. Without crown molding or heavy window casings to hide imperfections, the framing, drywall, and finish carpentry must be flawless.

  • Expansive Glass Systems: Multi-slide, pocketing, and bifold door systems from Western Window Systems, LaCantina, and Marvin—specified in dark bronze or matte black frames for a modern aesthetic.
  • Minimalist Finishes: Level 5 smooth drywall, flush-mount doors, hidden hinges, and zero-reveal or shadow-line baseboards.
  • Custom Kitchens, Baths, & Millwork: Modern kitchens with European flat-panel cabinetry, hidden walk-in pantries, and waterfall islands in natural stone or engineered quartz. Spa-grade baths feature freestanding tubs, frameless showers, large-format tile, and Schluter-Kerdi waterproofing. Dedicated mudrooms handle the realities of coastal living.
  • Custom Cedar Saunas: Interior and outdoor saunas in clear-grade Western Red Cedar with HUUM heaters, smart controls, and dedicated mechanical ventilation—engineered to handle high humidity loads without affecting surrounding finishes.
  • Architectural Lighting: Built-in lighting design, including recessed LED channels, hidden cove lighting, and automated shading pockets integrated during framing. Standard control systems include Lutron RadioRA or HomeWorks.

Our Modern Home Building Process

Building a high-end modern home is a complex operation. A dedicated project manager runs your build from lot assessment to final walkthrough, coordinating design, engineering, trades, and inspections so the build stays on schedule and on budget.

By serving as your single point of contact, we eliminate the architect-to-builder communication gaps that commonly cause delays and change orders in conventional construction.

  • Site Evaluation & Feasibility: We begin by analyzing your specific property. In coastal regions like Ocean and Monmouth County, this requires a review of FEMA flood maps, CAFRA environmental regulations, and local zoning setbacks. On inland sites, the focus shifts to soil bearing capacity, septic and well design where applicable, and zoning rules specific to lot coverage and impervious surface limits.
  • Collaborative Design & Engineering: We partner with independent, licensed New Jersey architects and structural engineers from day one. Together, we develop your modern floor plan, engineer the steel framing, and align the design with your real-world construction budget before blueprints are finalized.
  • Permitting & Site Prep: We manage zoning board variances, NJDEP approvals, and all local building permits. For knock-down rebuilds, we handle safe demolition of the existing structure and complete site clearing.
  • Construction & Management: Our crews execute the physical build, starting with site-specific foundations and heavy structural framing. We integrate the high-performance building envelope, mechanical systems, and low-voltage wiring, keeping you informed through every phase.
  • Finishes & Final Delivery: We execute the precise finish carpentry, custom millwork, and Level 5 drywall that modern minimalist interiors require. After quality control inspections, mechanical testing, and smart home system programming, we deliver a move-in-ready custom home.

Modern Home Builder FAQ

Review our most common questions regarding modern coastal construction, structural engineering, and our collaborative Design-Build process in New Jersey.

Do I need a permit to build a modern home or addition in New Jersey?

Yes. New homes, additions, and structural renovations require building permits in every NJ municipality. Coastal projects also require NJDEP CAFRA approvals and FEMA flood zone documentation. As your Design-Build contractor, we manage the full permitting process, local construction permits, zoning board variances where needed, NJDEP filings, and Elevation Certificates for properties in flood zones. You sign one contract; we handle every approval.

How long does it take to build a custom modern home?

Most custom modern homes take 12 to 18 months from signed contract to move-in. Design and engineering typically run 3 to 5 months, permitting another 2 to 4 months (longer for variances or NJDEP coastal filings), and construction 8 to 12 months depending on size and complexity.

Knock-down rebuilds and projects with significant glazing or steel framing tend to fall on the longer end of this range.

What does a custom modern home cost in NJ?

Costs vary widely based on size, finish level, and site conditions. As a rough range for our market: standard custom modern homes start around $400 per square foot, mid-range builds with steel framing and high-performance envelopes typically run $500 to $700 per square foot, and high-end coastal modern homes with full luxury finishes, smart home integration, and architect-grade glass systems can exceed $900 per square foot. We provide line-item pricing after the design phase so there are no surprises.

What areas of NJ do you build modern homes in?

Our concentrated work is in Ocean and Monmouth County, Bay Head, Mantoloking, Point Pleasant Beach, Spring Lake, Sea Girt, Manasquan, Brick Township, Toms River, Lavallette, Colts Neck, Holmdel, and Rumson. We also build in Mercer County (Princeton, West Windsor, Pennington) and Bergen County (Saddle River, Franklin Lakes, Alpine). For larger custom projects elsewhere in NJ, contact us to discuss feasibility.

What modern architectural styles do you build?

We design and build the full range of modern and contemporary residential architecture, true contemporary homes with flat roofs and floor-to-ceiling glass, transitional homes with modern interiors behind traditional exteriors, modern coastal homes engineered for V-Zones, and modern farmhouse builds where the design calls for it. Because every project is 100% custom, we can adapt to any specific design direction.

Can you modernize or add to my existing home?

Yes. A meaningful share of our modern home work is renovations and additions, converting traditional homes into contemporary spaces, opening up load-bearing walls with structural steel, adding modern second-story add-a-levels, and integrating contemporary glass and finish systems into existing structures.

Modernizing an existing home is often more complex than new construction, since the structural and envelope upgrades have to integrate with the existing building.

How do you build modern homes in coastal flood zones?

Coastal modern homes require specialized engineering. We design foundations to FEMA Base Flood Elevation requirements, typically helical pilings or treated timber pilings in V-Zones, engineered concrete footings in A-Zones.

The above-grade structure uses heavy structural steel and Simpson Strong-Tie connectors to resist Exposure D wind loads. Marine-grade exterior materials (James Hardie, AZEK, Type 316 stainless fasteners, standing-seam metal roofing rated for hurricane winds) protect the envelope from salt air and wind-driven rain.

Should I hire an architect separately or work with a Design-Build firm?

Both approaches can work, but Design-Build typically delivers a faster, more predictable project. In a Design-Build process, the architect, structural engineer, and builder coordinate from day one, which means the design is engineered for your real-world budget before blueprints are finalized, eliminating the change orders that commonly emerge when a builder takes over an architect’s plans mid-project.

We work with independent licensed NJ architects and engineers as partners on every project.

What energy-efficient and smart home systems do you build?

We construct ultra-efficient homes engineered to Passive House and DOE Zero Energy Ready certification standards. Standard high-performance assemblies include continuous exterior insulation, closed-cell spray foam, Rockwool mineral wool batts, thermal-break detailing, triple-pane or high-spec dual-pane glazing, and balanced HRV or ERV ventilation.

Smart home pre-wiring is integrated during framing, standard packages include Lutron lighting, Sonos audio, Ring or UniFi security, and Tesla EV charger circuits.

New Jersey Modern Home Builder Service Areas

Every region of New Jersey has its own zoning laws, architectural review processes, and design preferences. These local differences dictate how a modern home is built in each market. Coastal towns prioritize storm-resistant construction, salt-air-rated materials, and indoor-outdoor flow toward the water.
