Licensed in New Jersey: NJ HIC #13VH10907000 | NJ New Home Builder Reg #51766 | Fully bonded and insured | 40+ years on the Jersey Shore
Gambrick Construction designs and builds permanent custom indoor and outdoor saunas throughout New Jersey, with concentrated work in Ocean and Monmouth County. Unlike drop-in prefabricated kits, our custom saunas are fully integrated architectural builds engineered for extreme thermal performance, moisture control, and long-term durability.
Building a high-end sauna requires advanced thermodynamics, not just standard carpentry. Most general contractors lack the expertise to manage the extreme heat and humidity, which can lead to mold and rot inside your home’s wall cavities. We frame, insulate, and finish each sauna as a complete construction project. Standard scope includes oversized 2×6 wall framing and 2×8 floor framing for maximum insulation depth, foil-faced vapor barriers with sealed seams, dedicated mechanical ventilation sized to the room, and a dedicated 240V electrical circuit to safely power premium heaters like HUUM, Harvia, Tylö, or IKI.
Beyond the structural build, we deliver custom interior craftsmanship. Whether we’re building a built-in master bathroom sauna in Brielle, a custom home sauna in Freehold, or a freestanding outdoor retreat on the coast, we install clear-grade Western Red Cedar walls, ceilings, and multi-tier benches as standard, with other cedar species, basswood, alder, or aspen available on request. We also execute high-end architectural integrations that modular kits can’t match, including frameless glass walls and doors, integrated cold plunge tubs, floating cedar benches, custom tile and stone accent work, hidden LED lighting, and integration with whole-home audio and smart home systems.
Custom Sauna Design Built to Your Space
Most saunas sold online are mass-produced and shipped in flat packs. Ours are built from scratch by our carpenters in New Jersey. We don’t force you into a standard footprint; we engineer and build each sauna to fit your space, your design preferences, and the way you actually plan to use it.
- True Bespoke Framing: Have an awkward corner, a slanted ceiling under a staircase, or a window to work around? Because every cut is 100% custom, we transform dead space into a functional wellness room. We scribe every board to match the exact geometry of your home.
- Sized for Real Use: Standard kits are notoriously cramped. We design custom layouts with full upper-bench headroom, custom 24-inch extra-deep seating, and open floor space, sized to fit your body and how you actually use the sauna.
- Handcrafted Cedar Benches: No pre-fabricated slats. Our carpenters hand-build solid benches in kiln-dried, clear-grade Western Red Cedar (or Eastern White Cedar, basswood, or aspen on request), using blind fastening systems and hidden Type 316 marine-grade stainless hardware. No exposed screws to burn skin. Cantilevered floating bench designs available for a modern, open aesthetic.
- Integrated Wellness Suite Design: Many projects extend beyond the sauna chamber into full wellness suites, with adjacent changing rooms, showers, or cold-plunge areas. We integrate tile accent walls, natural stone, and Schluter®-DITRA heated floors in those adjacent spaces (DITRA isn’t rated for in-sauna temperatures). Backlit cedar feature walls using high-heat rated LED channels and exposed-grain ceilings are popular upgrades inside the chamber.
- Glass-Walled Gym Integration: We build 1/2-inch heavy tempered architectural glass fronts directly into custom home gyms, using CR Laurence minimal-profile hardware. The result is a commercial health-club aesthetic in your basement, garage, or pool house, the custom woodwork becomes a visible design feature, not a hidden closet.
Custom Indoor Saunas: Basements, Bathrooms & Home Gyms
You don’t need a massive NJ estate to have a high-quality custom sauna. Whether we’re transforming an unfinished basement corner, a spare bedroom, or a master bath, the engineering rules are the same. We build indoor saunas to operate safely at 190°F+ without leaking heat or moisture into the rest of your house.
If a sauna isn’t properly isolated, steam will warp your home’s framing and trap mold inside the walls. Here is how we build them to last:
- Mechanical Ventilation: Indoor saunas need engineered airflow to balance floor-to-ceiling temperatures and prevent humidity buildup. We install intake vents near the heater and dedicated exhaust fans on the opposite wall, sized to the room’s volume.
- Sealed Vapor Barrier: We wrap the hot room in a heavy-duty aluminum foil vapor barrier with all seams sealed using high-temp aluminum tape. This Class I vapor retarder blocks moisture migration and reflects radiant heat back into the chamber.
- Mineral Wool & Closed-Cell Insulation: Walls are packed with Rockwool mineral wool or closed-cell spray foam to create a complete thermal break. This traps heat inside the sauna, keeps electric costs low, and stops the home’s HVAC from working overtime.
- Dedicated 240V Electrical: Sauna heaters need their own dedicated 240V circuit, typically 30-50 amp depending on wattage. We coordinate the panel work and wiring with the build so the inspector signs off the first time.
- Premium Sauna Woods: Knot-free clear Western Red Cedar, Eastern White Cedar, basswood, or thermally modified aspen. All wood is kiln-dried to prevent sap weep and stays comfortable to the touch at full operating temperature.
- Waterproof Floors & Drainage: A real sauna needs to be washable. We install custom tile or stone floors over Schluter®-KERDI waterproofing, pitched to a floor drain for easy cleaning.
Custom Outdoor Saunas & Cabins
Outdoor saunas are increasingly common in Spring Lake, Manasquan, and other Monmouth County towns, often built poolside, in a backyard wellness area, or as a freestanding cabin retreat.
We build custom outdoor saunas statewide, engineered for harsh coastal conditions and inland weather alike.
- Weather-Protected Envelope: The exterior is wrapped in commercial-grade Tyvek® under ultra-durable siding like NuCedar, James Hardie fiber cement, or Shou Sugi Ban (charred wood). The interior is sealed with the same Class I aluminum foil vapor barrier used in our indoor builds, protecting the cedar from both outdoor weather and operational humidity.
- Insulated Roof Assembly: We install architectural shingles or standing-seam metal roofing over a heavily insulated ceiling. This ensures the extreme heat stays down on the benches instead of escaping through the roof.
- Site-Specific Foundations: We engineer the base to your lot conditions and local frost depth. Options include poured concrete slabs-on-grade for permanent installations, helical piles for soft sandy or wet coastal soils, or treated wood sleepers for raised installations over existing patios or reinforced decks.
- Electric or Wood-Fired Heaters: Outdoor saunas can run on the same premium 240V electric heaters used indoors (HUUM, Harvia, Tylö, IKI) or traditional wood-fired stoves (Kuuma, Harvia M3) for an authentic Finnish experience without needing to run heavy electrical service to the structure.
- Permitting & Setbacks: Outdoor saunas are accessory structures requiring building permits and zoning compliance for setbacks, lot coverage, and property line proximity. We manage the full permitting process, including strict coastal town and NJDEP requirements.
- Seamless Custom Upgrades: All the high-end upgrades available on our indoor units are available outdoors, including frameless tempered glass walls, integrated cold-plunge tubs, custom tile and stonework, and high-heat rated LED lighting integrated directly into the framing.
Custom Features & Smart Controls
A luxury sauna is more than a heated cedar room. We integrate commercial-grade spa technology and smart home controls directly into the architectural build.
- Wi-Fi-Enabled Heater Controls: Sauna heaters take 30 to 45 minutes to reach operating temperature. Wi-Fi-enabled controllers like the HUUM UKU, Harvia Xenio, or Tylö Elite let you start the heater from your phone on the drive home, so the room is at 190°F the moment you walk in the door.
- Architectural Lighting & Chromotherapy: We never use harsh overhead bulbs. We install high-heat rated, moisture-sealed LED channels hidden under the benches and tucked into ceiling coves. We can also integrate color-changing chromotherapy lighting to create a customizable, high-end spa atmosphere.
- Frameless Glass Enclosures: We use 1/2-inch heavy tempered architectural glass with CR Laurence minimal-profile hardware to open the sauna up visually. This allows you to enjoy the view of your backyard, master suite, or pool deck without compromising the room’s thermal seal.
- Thermodynamic Bench Design: Because heat rises naturally, we design multi-level seating. You can sit on the upper tier for intense heat, or stretch out on the lower tier for a gentler session.
- Whole-Home Smart Integration: We hardwire saunas to integrate seamlessly with Lutron RadioRA or HomeWorks lighting systems. We also install high-heat marine-grade speakers connected directly to your home’s Sonos audio network, allowing you to control the environment effortlessly.
Our Sauna Building Process
Building a custom sauna is a multi-trade project. Framing, insulation, vapor barriers, electrical, ventilation, cedar finish work, heater installation, and final commissioning all must be sequenced correctly.
We manage every phase in-house, from the first site walk to the final break-in burn.
- Site Assessment & Feasibility: We walk the proposed location to assess framing access, electrical capacity, ventilation pathways, and drainage. For outdoor saunas, we evaluate foundation conditions, local frost depth, setbacks, and utility extensions. We tell you honestly what your space can support before any design work begins.
- Design & Specification: We design the layout to fit your space and how you’ll actually use it, calculating bench height and depth, headroom on the upper tier, glass placement, heater location, and cold-plunge or shower integration. This phase locks in the heater (HUUM, Harvia, Tylö, IKI, or wood-fired), cedar species, glass spec, and custom features.
- Permitting & Zoning: Indoor saunas typically need an electrical permit; outdoor saunas need building permits, zoning compliance for setbacks and lot coverage, and sometimes variances. We manage the full process and coordinate with your local New Jersey building department.
- Sequenced Construction: We build in strict phases: framing and floor prep, insulation and 240V electrical rough-in, sealed foil vapor barrier, mechanical ventilation, cedar cladding and benches, tempered glass, and final tile or stonework. Each phase undergoes its own rigorous quality check.
- Heater Installation & Commissioning: We install the heater and cure the room. For example, a new HUUM heater requires a 1-to-2-hour high-heat break-in run with the door slightly cracked to burn off manufacturing oils and dust. This ensures the room is completely purified and protects the cedar before you ever step inside.
- Final Walkthrough: We deliver a written care guide covering heater operation, ventilation balancing, cleaning, and cedar maintenance. The first sauna session is yours to enjoy.
Custom Sauna Builder FAQ
What does a custom-built sauna cost in NJ?
Custom indoor saunas in NJ cost between $15,000 and $40,000+. The exact price depends on the size, wood grade, and features. Here are typical ranges:
- Standard Basement Sauna: $20,000 – $30,000 (2-3 people, clear cedar, HUUM electric heater).
- Luxury Indoor Sauna: $30,000 – $50,000+ (4-6 people, frameless glass walls, smart controls).
- Custom Outdoor Sauna: $25,000 – $75,000+ (includes custom foundation, exterior weatherproofing, and roofing).
We provide line-item pricing after the design phase.
Should I build an indoor or outdoor sauna?
Both are great options. Indoor saunas are convenient, easier to wire, easier to use year-round, and easier to integrate into basements, primary suites, or home gyms. Outdoor saunas offer the traditional Finnish experience, allow for wood-fired heaters, and create a destination retreat in your backyard or near a pool.
Outdoor builds can also be larger and more architecturally distinctive, but they require engineered foundations, exterior weatherproofing, and zoning compliance for accessory structures.
How does NJ weather affect a custom outdoor sauna?
NJ outdoor saunas face four climate challenges: salt air at the Shore, freeze-thaw cycles inland, summer humidity, and UV exposure year-round. We engineer outdoor saunas to handle all of it. The exterior is wrapped in Tyvek HomeWrap under durable James Hardie fiber cement siding. The interior is sealed with a Class I aluminum foil vapor barrier.
Every exposed exterior fastener is Type 316 marine-grade stainless steel to prevent rust, and foundations are engineered to local frost depth. Built correctly, an outdoor sauna lasts 30+ years in any NJ climate.
Do I need a permit to build a sauna in NJ?
Yes. Indoor saunas require an electrical permit for the dedicated 240V circuit. Outdoor saunas are considered accessory structures and require building permits, plus zoning compliance for setbacks, lot coverage, and proximity to property lines. Coastal towns like Spring Lake, Bay Head, Mantoloking, and Point Pleasant Beach often have additional zoning requirements.
Some inland towns require variances for accessory structures over a certain size. We handle the full permitting process and coordinate with the local building department, including any variance applications.
What is the best wood for a sauna in NJ humidity?
Clear-grade Western Red Cedar is the most popular choice. It naturally resists rot, has antimicrobial properties, and stays comfortable to the touch at 190°F. Eastern White Cedar is a great alternative with a tighter grain. We also build with basswood for a softer, lighter look. If you want a dark, modern style, thermally modified aspen handles high humidity well and offers a contemporary aesthetic. All wood we install is kiln-dried and graded knot-free or near knot-free.
How long does it take to build a custom sauna?
A custom sauna takes 8 to 16 weeks from signed contract to first session.
- Design and Specs: 2 to 4 weeks
- Permitting: 2 to 6 weeks
- Construction: 4 to 8 weeks
Indoor saunas in existing finished spaces tend to fall on the shorter end. Outdoor saunas with new foundations, exterior finishes, and utility extensions fall on the longer end.
Should I get an electric or wood-fired heater?
Electric heaters (HUUM, Harvia, Tylö, IKI) are the standard for indoor saunas. They’re precise, integrate with Wi-Fi controls, and need a dedicated 240V circuit (typically 30-50 amp depending on heater wattage). Wood-fired heaters (Kuuma, Harvia M3, Lamppa) are popular for outdoor saunas and create the authentic Finnish experience.
They don’t need electrical service but do require a Class A insulated chimney with proper clearance to combustibles.
What is the difference between a traditional sauna, infrared sauna, and steam room?
Three distinct categories:
- Traditional Saunas: Heat the air to 160-200°F using an electric or wood-fired heater. Pouring water on the rocks creates a quick burst of humidity (the löyly).
- Infrared Saunas: Use infrared panels to heat your body directly at lower air temperatures (120-140°F). Often used for athletic recovery.
- Steam Rooms: Use a steam generator to create 100% humidity at lower temperatures (110-120°F).
We build all three, though traditional saunas are the most popular choice for serious sauna users.
