Since Superstorm Sandy, the rules have changed. Gambrick Construction handles the engineering and permits to make sure your garage stays standing. Here’s what we deal with:
1. Elevation & Pilings (The “Sandy” Standard)
In flood zones, we can’t just build on the ground anymore. We often have to raise the structure above the state’s Design Flood Elevation (DFE).
This means:
- Pilings: Driving timber or helical piles deep into the sand to anchor the garage so it doesn’t wash away.
- Waterproofing: Using flood-resistant materials (like concrete block or specialized framing) for the ground level.
- Flow-Through: Designing the lower level to let water pass through, protecting the structure from collapsing under pressure.
2. The “Impervious” Limit (Zoning)

Usually, no. Most towns in Ocean County require a specific side yard setback, typically 3 to 5 feet from the property line. This is for fire safety and access. We survey your lot first to find the exact legal spot for the foundation so you don’t have to tear it down later.
Does a garage count as “Impervious Coverage”?
Yes. The concrete slab and the roof overhangs count toward your lot’s coverage limit. In towns like Point Pleasant Beach where lots are small (often 50×100), we calculate this math carefully. If you are close to the limit, we may recommend using permeable pavers for the driveway to offset the new garage space and keep the project legal.

It is an investment, not a cheap shed. Do I need a foundation for a detached garage?
Yes. You cannot park a car on dirt, asphalt, or thin pavers. We pour a proper structural concrete slab, often called a “monolithic pour” with thickened edges (rat walls) to handle the weight of vehicles. This foundation goes down to the frost line to prevent heaving during winter.
Can I add an apartment above my garage?
